Maui's buildings are lower than Honolulu's, but they are no less dependent on rooftop anchors. Maui County's hotel districts allow buildings of up to twelve stories, and the resort and condominium towers in Kaanapali, Kihei, and Wailea rely on tie backs and davits for window washing and exterior maintenance. Low-rise properties use fall arrest and fall restraint anchors to keep maintenance staff safe on the roof.

Oceanfront Buildings Need a Closer Look

Most Maui resort and condominium properties sit directly on the shoreline. Anchors on oceanfront roofs take salt spray every day, and the corrosion that matters is often hidden under base plates and inside connections.

Our inspections focus on pitting, coating failure, contact between dissimilar metals, and the condition of the structure the anchor is attached to. Anything that does not pass is tagged out of service, photographed, and written up with a plain language recommendation.

What Maui Building Owners Are Required to Do

The same rule applies on Maui as on Oahu. Hawaii's state program, HIOSH, adopts the federal standard, OSHA 29 CFR 1910.27(b)(1). If window washers or facade crews use rope descent systems on your building, each anchorage they tie to must be inspected every year by a qualified person and certified at least every 10 years, and you must give the contractor that information in writing before work begins.

Anchors used only for fall arrest or fall restraint, which is common on low-rise resort roofs, follow the manufacturer's inspection schedule and the applicable ANSI standards. If your roof has anchors that workers connect to, they need to be inspected on the schedule set by the rule or the manufacturer. Height does not change that. Low-rise buildings often have fall arrest or fall restraint anchors for roof maintenance, and some have tie backs for window washing.
