Davits Do the Heavy Lifting on Honolulu Towers

A davit is the rooftop system that suspends a window washing stage or bosun chair out past the building edge: an articulating arm that lifts and reaches, and a permanently mounted base or socket that the arm locks into. It is a different animal from a fixed tie back anchor, which simply holds a rope. The davit carries the whole suspended load on a mechanical assembly with moving parts, which is why its inspection has to treat the arm and the base as two separate evaluations.

Honolulu is a davit town. Waikiki's hotel towers and the newer glass condo high-rises in Kakaako and around Ala Moana depend on suspended access to keep facades and glazing presentable, and in a resort market that work never pauses for a season. Glass gets a salt film within days of cleaning, so the equipment cycles constantly.

Constant use would justify disciplined inspection anywhere. Honolulu adds the second factor: the most corrosive routine operating environment in the American high rise market, which is exactly the wrong place for mechanical hardware to go unexamined. Salt Air Versus Moving Parts

Fixed anchors corrode standing still. Davits corrode at their joints, which is worse. Pivot pins, boom hinges, sheaves, and locking hardware all present bare or thinly coated steel at exactly the points that see friction, and Honolulu's salt laden trade winds keep a chloride supply on those surfaces all year. The base is its own problem. A davit socket is a steel cup that opens at the roof level, and on an ocean facing tower it collects wind blown salt and moisture that then sit inside a cavity nobody can see into without pulling the arm and looking. Socket interior corrosion is the classic hidden davit defect, and on many Honolulu roofs the socket has never once been inspected from the inside.

Dissimilar metals finish the list. Aluminum arms in steel sockets, stainless pins through galvanized plates, and repaired components in original assemblies all set up galvanic pairs, and salt spray is the electrolyte that makes those pairs active. None of this is visible from the roof hatch, which is why a real davit inspection is a hands-on, component by component exercise.

What an ADS Davit Inspection Covers

Each visit produces separate documented findings for the arm and the base:

  • Mast and boom. Straightness, weld integrity, coating condition, and any deformation that suggests a past overload.
  • Pivots and locking hardware. Pins, hinges, slewing joints, and retaining hardware checked for wear, play, corrosion, and missing safety components.
  • Suspension points. The rigging point at the arm tip, plus sheaves and fairleads, inspected under magnification where pitting is suspected.
  • Rating plate and configuration. The arm verified against the manufacturer's plate and the configurations the manufacturer actually allows.
  • Socket interior. The receiver inspected internally for corrosion, debris, deformation, and insertion wear, the area where Honolulu davits hide their worst findings.
  • Base flange and substrate. The connection to the roof structure, and the concrete or steel around it, checked for cracking, movement, and water intrusion.

Anything deficient is photographed, tagged, and reported with a repair or replacement path. A component that cannot carry a worker safely comes out of service that day, in writing, and the report says which drops on the building remain usable in the meantime.

The Rules Behind Honolulu Davit Work

Hawaii administers workplace safety through HIOSH, its own OSHA approved state program, whose standards under HAR Title 12 adopt the governing federal rules. Where a davit base serves as the anchorage for a rope descent system, the owner certification duties of OSHA 29 CFR 1910.27(b)(1) apply to that anchorage: written certification, inspection at least annually, and recertification at least every 10 years, with each anchorage capable of supporting at least 5,000 pounds per attached worker.

Layered on top are ANSI/IWCA I-14.1, the window cleaning safety standard that speaks directly to davits and suspended equipment, and the manufacturer's own inspection schedule, which for articulating hardware in a marine environment is the floor, not the ceiling. Together they add up to a simple posture for owners: inspect at least annually, after any incident, and before returning stored arms to service.

Responsibility follows ownership. For a Waikiki hotel that means the facility director; for a condo tower it means the AOAO board and its managing agent. What fails first on davits in Hawaii?

Can the building keep using suspended access while a davit component is out of service?

Usually yes, in part. The inspection report states which drops remain usable and which are closed until repair, so facade and glass work can continue on unaffected elevations. The goal is a documented, surgical shutdown of the deficient component rather than a blanket stop to building maintenance.
